A historic company town tucked into the pines with Mt. Shasta views, three stunning waterfalls, and a quiet that's getting harder to find.
Historic homes, mountain views, and access to some of the best rivers and trails in Northern California.
McCloud was built as a company town by the McCloud River Lumber Company in the 1890s and retains much of that original character โ uniform worker cottages, a distinctive layout, and a sense of being its own self-contained world. What makes it special today is the setting: tucked into the Shasta-Trinity National Forest at the base of Mt. Shasta's southern flank, with the McCloud River and its three magnificent waterfalls a short walk or drive away.
Lower, Middle, and Upper McCloud Falls are accessible via an easy trail along the McCloud River. Genuinely spectacular.
Views of the mountain from town are some of the best in the county โ framed by ponderosa pines at elevation.
A beautifully restored historic hotel in the heart of town โ a landmark and a sign of the community's appeal.
Surrounded by Shasta-Trinity National Forest. Hiking, mountain biking, and snowshoeing right from town.
About 10 miles east of Mt. Shasta City via Hwy 89. Not on I-5 โ more remote feel, but not far.
Original company-era cottages and bungalows give McCloud a unique architectural character unlike anywhere else in the county.
McCloud has a small but loyal real estate market. The historic company-era homes are often well-maintained, and the town attracts buyers seeking something genuinely distinct. Vacation home buyers and remote workers have been increasingly active here. Inventory is thin โ sometimes fewer than a handful of active listings at any time.
McCloud is more remote than Mt. Shasta or Weed โ it's off I-5 on Hwy 89, and the nearest full-service grocery is in Mt. Shasta City. Cell service and internet have improved but can be inconsistent depending on carrier and location. The McCloud Community Services District provides water and sewer for the main town area.
Fire insurance is a consideration here given the forest setting โ plan ahead and ask us about this before making an offer.
