Homes Under $300k in Siskiyou County: Where to Look

Most of California priced out first-time buyers a long time ago. Siskiyou County didn't. You can still find a real house — with a yard, on a quiet street, in a community with neighbors who know your name — for under $300,000. In some areas, for well under that.

This isn't a secret to locals, but it surprises a lot of people who've been searching in the Central Valley, the Bay Area, or Southern California. If you're willing to consider genuine rural living, Siskiyou County deserves a close look. Here's where the most affordable inventory tends to be.

Where to Focus Your Search

Yreka — Best Mix of Affordability + Services

Yreka is the county seat and the most service-complete community in Siskiyou County — hospital, big-box stores, full grocery, restaurants, county services. Homes typically run $250,000–$380,000, which means you can absolutely find good options under $300k. It's the right choice for buyers who want affordability without giving up much in the way of convenience.

Weed — Affordable with Mountain Views

Weed sits on the flank of Mt. Shasta at 3,464 feet with dramatic views of the mountain and Black Butte. Homes typically run $220,000–$320,000 — the most affordable of the communities with good I-5 access. Worth a look for buyers who want the Mt. Shasta lifestyle without the Mt. Shasta price tag. Note that fire insurance requires attention here due to the 2014 Boles Fire history.

Montague — Quiet, Affordable, Close to Yreka

Montague is a small farming community 6 miles from Yreka with homes typically in the $190,000–$280,000 range. It offers a slower pace of life while staying close enough to Yreka's services. Good pick for buyers who want a small-town feel without complete remoteness.

Dunsmuir — Character Homes on the Sacramento River

Dunsmuir is a funky, arts-forward railroad town with genuine character — Victorian-era homes, great fly fishing, and a small but real downtown. Homes run $200,000–$320,000. The older housing stock means some properties need work, but the bones are often excellent.

Etna & Fort Jones — Scott Valley Affordability

These two small Scott Valley communities offer some of the most affordable prices for livable in-town homes: $160,000–$280,000. They're genuinely remote — services are very limited — but buyers who want rural living, agricultural land, or the Marble Mountain Wilderness in their backyard will find tremendous value here.

What $300k Actually Gets You

In Yreka or Weed, $300k gets you a solid 3-bedroom home, likely with a garage, on a standard residential lot. It may need some updating but will be move-in ready. In Montague or Dunsmuir, the same money might get you something with more character or more land. In Etna or Fort Jones, you might be looking at a larger home or acreage.

Across all these areas, most homes in this price range will be on city water and sewer (in town) or well and septic (rural). The latter requires more due diligence — well inspections, septic inspections, and verification of flow rate — but is completely manageable with the right guidance.

What to Watch Out For

The bottom line: Siskiyou County is one of the genuinely affordable corners of California left. If you're flexible on location and open to rural living, your dollar goes much further here than almost anywhere else in the state. The tradeoffs are real — remoteness, limited services, fire insurance — but for the right buyer, they're worth it.
