A scenic river community strung along Hwy 96 between Yreka and Happy Camp — fishing, rafting, and a deeply rural lifestyle on one of California's wildest rivers.
River-access properties, cabins, and rural homes in the Klamath River canyon.
"Klamath River" refers to the unincorporated community along Hwy 96 in the river canyon between Yreka and Happy Camp. The Klamath River here is powerful and scenic — steelhead and salmon fishing have drawn anglers for generations, and the river corridor is surrounded by Klamath National Forest. It's a place that attracts people who feel most at home near moving water and don't need a lot of services close by.
Properties along the Hwy 96 Klamath River corridor vary widely — from modest in-town homes in the community center to riverfront cabins and rural acreage. Flood zone status is an important consideration for any property near the river banks; verify FEMA maps before purchasing.
Many properties are on well and septic. Road access to some rural parcels can be seasonal — verify year-round access.
This is a remote area — services are very limited along Hwy 96. Yreka is roughly 30–40 miles east, Happy Camp is roughly 20–30 miles west, depending on which part of the corridor you're looking at. Cell service is spotty to nonexistent in much of the canyon. Satellite internet (Starlink) is widely used by residents. The area is popular with steelhead and salmon anglers, hunters, and outdoor recreationists.
Fire insurance and flood insurance are both considerations here — ask us before making an offer on any property in this corridor.
